
Shah Rukh Khan’s sea-facing bungalow Mannat is more than just a home—it’s a landmark in Mumbai. But this week, it grabbed attention for all the wrong reasons. A joint inspection by the Brihanmumbai Municipal Corporation (BMC) and the forest department has put the superstar’s property under the scanner.
The visit happened on Friday after a complaint was filed alleging that ongoing renovation work at Mannat may have violated Coastal Regulation Zone (CRZ) rules.

What Triggered the Inspection?
The complaint claimed that the renovation could be breaking CRZ guidelines. As per ETimes, a forest officer confirmed the inspection and said a report will be submitted soon.
BMC officials from the H-West ward and building proposal department joined the inspection. However, they clarified that they were only present because the forest department requested their support. “We had no other role,” said a BMC officer.
SRK’s Team Speaks Out
During the inspection, Mannat’s staff assured authorities that all permissions were in place. They promised to submit the necessary documents for review. SRK’s manager also confirmed that no formal complaint has been received and that all work is being done within guidelines.
The Villa Vienna Twist
This drama unfolded just a day after Y P Singh, a former IPS officer and lawyer, raised concerns. He pointed out that Mannat was originally a heritage property called Villa Vienna. In 2005, a seven-floor extension was reportedly added. Singh also alleged that approval was taken for 12 small flats, which were later merged into a single-family luxury home.
These claims have stirred up a bigger conversation about heritage protection, urban planning, and how celebrity homes in Mumbai’s high-profile coastal zones are regulated.
