
Tesla India has taken a major step in its Indian rollout. The electric vehicle giant’s Indian subsidiary, Tesla India Motor and Energy, has leased a 24,565 sq ft warehousing space in Kurla West, Mumbai. The monthly rent starts at Rs 37.5 lakh — that’s about Rs 153 per square foot. The lease runs for five years from April 20, 2025, with a 5% annual rent hike.
This deal is not just about storage. It’s Tesla laying down serious roots in India’s commercial and logistics space.

Tesla is already active in Mumbai’s premium Bandra Kurla Complex and is setting up showrooms in Delhi NCR and an office in Pune. Now, the Kurla warehouse adds a crucial piece to its growing India puzzle.
While Tesla cars in India will still be imports for now, having a big warehouse in Mumbai helps smooth supply chains and customer experience.
Plus, a rent starting at Rs 153 per sq ft is no small bet in Mumbai’s tough real estate market. Tesla’s confidence signals it’s serious about long-term operations in India — and not just testing the waters.
A peek behind the scenes
Besides rent, Tesla will pay Rs 10 per sq ft monthly as common area maintenance, also hiking 5% each year. The lease includes a security deposit of over Rs 2.25 crore and even a rent-free period of about 40 days. Tesla wrapped up registration on May 16, confirming the move.
Abhishek Kiran Gupta, CEO of CRE Matrix, called it “more than a real estate transaction — it’s a signal of intent.” With offices and showrooms popping up in major hubs, Tesla’s multi-city strategy is clear.
In the near term, Tesla India will import vehicles from its global factories, as local manufacturing plans remain distant. But this warehouse is a strong first step in building a local network to serve Indian customers better.
Tesla’s India journey is like a game of chess, making deliberate moves across cities and sectors. The Kurla warehouse is the latest play to improve logistics and customer reach. As the EV market grows, Tesla’s footprint in India looks set to expand fast.
