Godrej Properties has just pulled off one of its biggest wins ever in Bengaluru. The company’s latest launch, Barca @ Godrej MSR City, clocked over ₹2,000 crore in sales. That’s not just big — it’s historic. According to an exchange filing, this April 2025 launch has become North Bengaluru’s most successful real estate launch to date, in both value and volume.

Located in Devanahalli, one of Bengaluru’s fastest-growing zones, the project is setting new benchmarks. The entire Godrej MSR City spans around 5.6 million sq ft of developable area — making it one of the largest residential townships ever built by Godrej Properties.

But here’s the kicker: a large part of the project’s inventory hasn’t even been launched yet. More phases are expected to hit the market soon, promising continued momentum for years to come.

Mediterranean Style Meets Modern Bengaluru

Barca @ Godrej MSR City is more than just concrete and glass. It’s been designed with a Mediterranean-inspired lifestyle in mind — think sunlit terraces, green open zones, and architecture that breathes. The highlight? A massive 1.5 lakh sq ft clubhouse packed with resort-style amenities, co-working spaces, and areas built to nurture wellness and community.

Location That Works Hard and Plays Hard

The project is right in the middle of Devanahalli, an area that’s booming thanks to its proximity to Kempegowda International Airport, upcoming metro connectivity, and major roads like NH 44 and the Bellary Road. Add to that the IT parks, aerospace hubs, schools, and hospitals — and you’ve got a location that’s future-proof.

No surprise then that the launch pulled in such massive numbers. The demand was real, and buyers clearly see long-term value here.

A Word from the Top

Gaurav Pandey, MD & CEO of Godrej Properties, called the launch a reflection of “growing consumer preference for thoughtfully designed communities.” He added that the company remains committed to offering high-quality homes that blend lifestyle, location, and investment potential.

This is a proud moment not just for the company, but for Bengaluru’s real estate market as well.

“We sincerely thank our customers and all stakeholders for their trust and confidence,” Pandey said.
